Shingles are the most common type of roofing material used, mainly because they are affordable and durable. So, how long does a shingle roof last?
There are two main types of shingles: asphalt and architectural.
Asphalt shingles, also called 3-tab, are the most basic shingles and are the least expensive. They are made from organic materials and cement fibers, with a layer of black asphalt that sticks to the roof and seals it after being in the sun. A typical asphalt roof can last between 10 to 20 years, depending on the environment.
Architectural shingles are the premium model of asphalt shingles, and they can last 25 to 30 years. They seal the same way, but the material is much thicker – creating a more resilient roof.
You know when to replace a shingle roof if they have started to develop major cracks, have lost a lot of sand granules, or look dried and curled up. Likewise, if they appear to be in good shape but have sustained hail or storm damage, it may be time to repair or replace it.
Tile roofs are a popular option for premium roofs and are generally made of clay or concrete. Tiles are heavy, and as a result, require a specifically designed roofing frame to support the weight.
Clay tiles can last from 50 to 100 years if properly maintained, whereas concrete tiles are less costly and will last up to 75 years.
It is time to replace your tile roof if there are too many loose or cracked tiles, or you have leaks that are not resolved with basic repairs.
Slate roofs are very heavy and long-lasting – making them a pretty expensive choice. This added cost improves durability, however, as a quality slate roof can last you well up to 100 years!
The major downside to slate roofs is their weight, and you must fortify the rafters before installation.
If there are loose, missing, or cracked slate tiles, it is likely time to replace it.
Most metal roofs are built with standing seam metal and can last from 30 to 50 years.
Although these roofs can be quite durable, they can fail because of issues with installation hardware or severe storm damage. Metal roofs with extensive rust or leaks will have to be completely replaced.
